Investment Philosophy

Noyack Medical seeks to achieve attractive risk-adjusted returns through investments in the real estate infrastructure of the healthcare industry by implementing an investment strategy that includes identifying small to medium-sized properties or development projects in the $5MM to $75MM range. Noyack Medical adds value with our development platform, management operations, and access to capital.

Why Healthcare Real Estate?
The pressures on profitability and demand for capital are driving health systems to rapidly monetize both core and non-core businesses at an unprecedented rate. There following reasons are also key factors:

* Growing demand for outpatient care from an aging population will fuel demand for acute care providers and their healthcare properties through the next decade.

* Medical office buildings traditionally have higher occupancy with lower turnover than other commercial assets = GREATER STABILITY.

* The rapid movement of healthcare providers to capitalize their assets and re-invest the the proceeds on new technology, equipment, and services.

* Medical offices and healthcare real estate are proving to be recession-resistant and excellent investment alternatives.

* The management of healthcare real estate assets requires a understanding of the tenancy and their particular needs in which Noyack Medical executives have considerable experience and thus better suited than most.

Where Do We Invest?
We consider acquisitions across the United States and Canada. However, we believe the Northeastern United States is a significantly underserved target market and thus, we invested heavily into relationship development with hospitals systems and physician groups from Maine to Virginia. We believe we are the first call for healthcare real estate investment from New England down to the Mid-Atlantic region.

Noyack Medical chooses medical properties that are either on or near hospitals that dominate their respective markets either geographically or in terms of outpatient care.

How Do We Invest?
We conduct thorough due diligence before every investment decision. We consider a multitude of factors including hospital proximity, physician practice diversity, market trends, adequacy of parking, lease term,, and of course the physical condition of the building. Our flexible investment strategy employs all the following methods:

* Outright purchase
* Sale Leasebacks & Financing
* Physician-tenant joint venture
* Gound Lease
* Turnkey development
